Buying a flat in Bangalore is one of the biggest financial decisions you will ever make. With hundreds of projects launching every year across the city — from Whitefield to Nagarbhavi, Vidyaranyapura to Kasturi Nagar — it is easy to get overwhelmed by options, promises, and paperwork.

1. Verify BBMP Approval Before Anything Else

The first question to ask any developer is simple: has this project received BBMP (Bruhat Bengaluru Mahanagara Palike) approval?

A BBMP-approved building plan means the construction is legal, the floor count is sanctioned, and you will be able to register the property without complications later. Unapproved structures risk demolition orders, legal disputes, and an inability to secure a home loan from any reputed bank.

When you ask for BBMP approval, ask to see the actual plan approval document — not just a verbal confirmation. Cross-check the number of sanctioned floors against what is actually being built. Any mismatch is a red flag.

2. Check the Builder’s Track Record — Not Just Their Brochure

Any developer can show you a glossy render of what a building will look like. What matters far more is what they have actually delivered.

  • Visit completed projects in person. Walk the corridors, check the finishes, look at how well the building has aged.
  • Talk to existing residents. Ask them whether the project was handed over on time, whether the quality matched what was promised, and whether the builder was responsive after handover.
  • Check how many projects they have completed. A builder with 10+ delivered projects across 17+ years is a fundamentally different proposition from someone launching their first or second development.

3. Understand Super Built-Up Area vs. Carpet Area

One of the most common sources of confusion — and disappointment — for flat buyers in Bangalore is the difference between super built-up area and carpet area.

Carpet area is the actual usable floor space inside your flat — the area where you lay your carpet, place your furniture, and live your life.

Super built-up area includes your carpet area plus a proportional share of all common areas — staircases, lobbies, lift shafts, corridors, and sometimes even external walls.

In Bangalore, super built-up area is typically 25–30% more than carpet area. So a flat advertised as 1,200 sq.ft (super built-up) may only give you around 850–900 sq.ft of actual living space.

Always ask for the carpet area figure before comparing prices across projects. The only fair comparison is carpet area vs. carpet area.

Under RERA (Real Estate Regulation and Development Act), builders are required to disclose carpet area clearly — so if a developer is evasive about this number, that itself tells you something.

4. Look for Vastu Compliance — It Matters for Resale Value Too

Vastu Shastra is sometimes dismissed as a personal preference. In reality, it is a significant market factor in India — and one that directly affects both occupant satisfaction and future resale value.

A flat that is not Vastu compliant can be harder to sell, may attract lower offers, and can sit on the market longer than comparable units in the same building. This matters especially if you are buying as an investment or if you anticipate selling within 5–10 years.

The key Vastu checks to run on any flat:

  • Main entrance direction — East or North facing is preferred
  • Kitchen placement — South-East corner is ideal
  • Master bedroom — South-West is considered most auspicious
  • Overhead water tank — should not be positioned above the bedroom or puja room
  • Open space — all-around open space improves natural light, ventilation, and Vastu alignment

Completion Certificate (CC): Issued by BBMP after physically inspecting the building and confirming that the construction matches the approved plan in terms of structure, height, setbacks, and fire safety provisions.

Occupancy Certificate (OC): Issued when the building is deemed fully fit for occupation — meaning water supply, electricity, sewage, and all essential services are in order.

Why does this matter to you as a buyer?

  • Without a valid OC, you cannot legally occupy the flat under Karnataka municipal laws.
  • Banks will refuse to disburse home loans against properties without these certificates.
  • The property may face penalties, sealing, or even partial demolition if violations are found later.
  • Resale becomes extremely difficult — future buyers will face the same issues.

Always ask the developer: “When will the OC be obtained, and can you show me the CC?” For ongoing projects, ask about the timeline for CC. For ready-to-move properties, the OC must already be in hand.
